Listed real estate developer Mahindra Lifespace Developers Ltd has acquired a 15-acre land parcel in Kandivali East, Mumbai, where it plans to develop a housing project with a development potential of about 1.8 million sq ft. The Gross Development Value (GDV) of the project is expected to be approximately ₹5,600 crores.

“The reach of the project is expected to be further enhanced by the upcoming Borivali-Thane Twin Tunnel, a landmark infrastructure initiative that will significantly reduce travel time between Mumbai’s western suburbs and Thane, strengthening regional connectivity and supporting the long-term growth prospects of the region,” the company said in its statement.
Vimalendra Singh, Chief Business Officer, Residential, Mahindra Lifespaces Developers Limited, said, “We are pleased to add this project to our growing Mumbai portfolio. Building on the success of Mahindra Vista in the Kandivali micro-market, this acquisition further strengthens our presence in one of the most promising residential destinations of Mumbai.”

According to the company, the land parcel in Kandivali East is well connected to the Western Express Highway (WEH) and the existing metro corridor.
The company said the location is supported by established social infrastructure including schools, hospitals and retail centres, and strong residential absorption continues to be driven by end-user demand.

Recent Launch
Mahindra Lifespaces announced the launch of Mahindra Rainforest, a residential project in the Kanjurmarg area of Mumbai with an estimated growth value of Rs. 15,000 in March 2026. ₹3,000 crores.
The company said the project is a premium mixed-use development spread over 25.47 acres at LBS Marg, Kanjur, Mumbai.

“The project is one of the largest developments in the central suburbs of Mumbai and is envisioned as an integrated lifestyle destination,” the company said in a statement issued on March 19.

According to the company, the residential township will be built in phases and will offer 2- and 3-BHK apartments, green spaces, community living and will focus on climate-responsive planning and improved quality of life. The residential township will provide over 3.5 lakh square feet of open amenities and clubhouse space, making it one of the largest in Mumbai. The development has over seven acres of open, dense green space.
