Accenture leases 3.45 lakh sq ft office space in Pune for approximately ₹355 crore over 10 years

According to lease documents obtained by PropStack, Accenture Solutions Pvt Ltd has leased around 3.45 lakh sq ft of office space over five floors at Phoenix Millennium Towers in Wakad, Pune through two separate agreements with Alyssum Developers Pvt Ltd. Leases lasting approximately 10 years involve a total rental commitment of approximately 355.4 crore, accenture will have to pay combined monthly rent 2.52 crore for office space.

The global technology and consulting firm has taken approximately 345,872 sq ft of space across five floors (13 to 17) at a total monthly rental. Rs 2.52 crore 73 per sq.ft. The documents show that the leases have been signed for a period of about 10 years and provide for a 15% rent increase every three years.

Under the first agreement, Accenture has leased the 13th and 14th floors, with the lease commencing in August 2026. The space has been leased at a monthly rent of approximately Rs 116 months With security deposit of Rs 1.03 crore The documents revealed that the amount was Rs 4.14 crore.

In the second agreement, the company has leased the 15th, 16th and 17th floors, with the lease starting in April 2026. This lease is at a monthly rent of approximately Rs 120. 1.48 crore, backed by a security deposit of Rs. 5.95 crores.

Total security deposit included for both transactions combined 10.09 crore, underpins Accenture’s expansion of its office in Pune, one of India’s largest technology and GCC hubs.

Other deals by Accenture in India

Earlier, Accenture Solutions Private Limited had taken a total lease of approximately 1 million square feet of commercial office space in Hyderabad for a period of 10 years. ₹1,000 crore, according to property registration documents obtained by CRE Matrix.

In a related deal, Accenture had leased around 1.65 lakh square feet of land Noida for five years at a total rent of Rs. 195 crores. According to property registration documents obtained by PropStack, the space was leased from Onward Coworks Pvt Ltd.

In March 2026, Accenture Solutions Pvt Ltd leased additional 1.09 lakh sq ft office space Coimbatore at a monthly rent of 83.75 lakh for five years, according to documents obtained by PropStack. With this addition, its total office portfolio in Tidale Park now stands at around 1.53 lakh sq ft.
